The way that the valuation structure works in Sri Lanka is that is based on the value of the property, per million in Rs, plus the one off fee of Rs 5,000. The greater the property value the lower the cost per million. There is an addition charge for travel which is Rs 40 per kilometre from Galle to the property.
Rs 1 million ( US$ 56,500 ) to Rs 20 million ( US$ 113,500 ) = Rs 1,000 per million
Rs 20 million ( US$ 113,500 ) to Rs 30 million ( US$ 170,500 ) = Rs 750 per million
Rs 30 million ( US$ 170,500 ) to Rs 50 million ( US$ 284,500 ) = Rs 500 per million
Rs 50 million to ( US$ 284,500 ) Rs 100 million ( US$ 568,500 ) = Rs 250 per million
For example a property that is US$ 113,500 = Rs 20 million ( 20 x 1,000 ) = Rs 15,000 + Rs 5,000 = Rs 20,000 in total.
Rs 20,000 is approximately US$ 100 depending on exchange rate.
You will need to provide the following documents.
- Proof of identity
- Property title deeds
- Property survey plan
Please note we require a deposit of Rs 5,000 to start the application and the balance payment upon completion.
